NonBinding Bid!
In general, because of various local laws that govern the purchase and sale of real estate, when you make a bid online to buy a real estate property, you do not automatically create a binding contract between yourself and the seller. In fact, you are sending a message to the seller that says "if you accept my offering bid, I am willing to make you an offer in writing". In order to have a legally binding bid, there must be a contract signed by both parties (sellers and buyers). For this, the following procedure is to be administered at the close of the auction; the listing agent will contact the highest bidder to discuss and execute legal documents. Only after the contract is signed by both parties (buyers and sellers), is a binding bid created. If the highest bidder is unwilling (the buyer has no obligation to sign the contract) or unable to do the aforementioned within 24 hours (Cooling Period), the seller may at his/her own discretion choose to contact any of the previous bidders, continue with the auction for an additional period of time, or not sell at all.

Buyers
The Loan Approval in "writing" is required at the point of signing a binding contract.

This Agreement will be governed by the laws of Canada and the province of Ontario, without reference to rules governing choice of laws. Any action relating to this Agreement must be brought into the courts located in Ontario, Canada, and you irrevocably consent to the jurisdiction of such courts.

The fee is payable via Pay Pal.
Unless otherwise specified in any offer or promotion, the fee published on the Real Estate Negotiator Online website is applicable. The contract between you and Real Estate Negotiator Online is effective from the earlier of (1) the activation of your account or (2) your receipt of an email from Real Estate Negotiator Online confirming the activation of your account.
Real Estate Negotiator Online reserves the right to offer subsequent promotional rates which may or may not be more favorable than the terms under which you entered this agreement. Any such periodic special rates shall not effect the then existing rights and responsibilities of each party. Real Estate Negotiator Online reserves the right to change the rate charged for any such fee under this agreement. Promotional offers and rates may not be combined.
To the extent that you qualify for any promotional rates or special offers offered by Real Estate Negotiator Online, these terms and conditions may be modified by the terms and conditions of the promotion or special offer. In such a case, the terms and conditions of the promotion, to the extent they differ from the terms and conditions expressed herein, govern.
Real Estate Negotiator Online reserves the right to alter, change, amend or delete charges at its sole discretion. Real Estate Negotiator Online further reserves the right to institute new services and charge fees in association with the provision of such new services as it deems appropriate.
Payment for posting the listing online is due in advance, unless specifically stated otherwise in the offer or promotion pursuant to which you have ordered or are ordering the Real Estate Negotiator Online services. All payments shall be made in Canadian Dollars.
