According to statistics, a staged house sells an average 6.9% more than an unstaged house and return on investment, for home staging is 169%.

Considering that the average real estate commission is 5%, it's easy to do the math and see that staging has the potential to cover the cost of your real estate agent's fees and still put money in your pocket.

Prepare documents

You should have all documents ready before the Open House. These documents will help buyers make educated decisions about the value of your home. If everything is prepared and disclosed upfront, there is nothing to negotiate. You can expect to receive clean offers with no conditions.

Documents required:

  • Deed/Title
  • Survey
  • Mortgage documents
  • Assessment notice
  • Property tax bill
  • Insurance
  • Inspection certificate
  • Guaranties and warranties (fixtures, chattels)
  • Hydro bills (for last 12 months)
  • Gas bills (for last 12 months)

For Income Properties include:

  • Fire marshal certificate
  • Hydro inspection certificate
  • Environmental study certificate
  • Rent roll with names of tenants, actual rents and security deposits
  • Income and expense information
