Inspect the property

At the time of inspection, request to see a copy of a Home Inspection Report or any documents that may be in the seller's possession (when buying an investment property, request to see a copy of a Hydro Certificate, and/or Fire Marshall Certificate). Taking into account the state of the property, you will be able to make an intelligent decision regarding the offering price.

The Market Value

Before you make an offer/bid, you should have some knowledge about the Market. Contact a local real estate agent and ask him/her to show you some comparable properties and prepare a Home Valuation for the property you intend to bid on.
